Looking across the industry today, the average price per square foot is around $400. Today, the median price per square foot of a contractor built house in the U.S. is around $200. “The average cost per square foot is more because you’re consolidating everything into a small space,” says Giffin. “In construction so much of the costs are in the details.” And tiny homes require lots of little details to be fully functional. When you have 2,000 or more square feet at your disposal, wasted space isn’t as much of an issue.

Medium (250-300 sq ft = 22-26’ long)
Large (300-400 sq ft = 28-40 long)

Due to the degree of customization with a tiny home, you can see how the prices vary so wildly. Also, the square foot price is typically much higher because all of what makes a traditional home expensive is still included, just squeezed into a smaller footprint.
